Our Buying Process

If you are considering buying a piece of property you will want to consider Hottel Real Estate Company. We are a full service real estate company and that means two things. First, matching your needs, in terms of what you can afford and second, identifying the type of housing you would like.

When you request an appointment we set up an initial meeting to review your needs. You fill out an extensive questionnaire so we focus on what you want. We know your time is limited, as you are working, have a family to take care of, in school or just plain busy, so we sift through the properties to match those that will be of most interest to you. At this initial meeting, you bring a pre-qualification letter from a reputable lender. The letter can be from a mortgage broker or directly from a lending institution, the choice is yours. In addition, at this initial meeting, we disclose how the buying process works in the State of Massachusetts. At the end of the meeting we decide if it is mutually beneficial to move forward.

We offer a 25% rebate, yes just like other real estate companies but better because ours is more! This rebate is distributed approximately fifteen business days after you purchase a piece of real estate. The rebate applies to purchases of real property, not rentals (sorry!) and all terms and conditions apply in accordance with state laws, and importantly is part of the percentage we are paid from the cooperating brokerage firm.

Transparency Tip: We only will represent you during the process, this means we will not represent both sides of the transaction (called "dual agent or agency"). There is nothing "illegal" about dual agency but really, would you hire the same attorney that was representing the other side?

What do I do when I want to see a property?

We meet with you to develop a list of criteria that fits your lifestyle and your housing needs. Based on these criteria we match you with homes available on the market. You preview homes on the internet and when you want to see a home in person, you request a showing from our website. We contact you to establish a time to view the properties. We recommend you view several properties in the same day so you can compare properties however, we recognize as you develop your "short" list you will spend longer at each property.

Can't I just meet you at the property?

Sorry, while we work hard to accommodate your needs, purchasing a home is a long process, a legal process and nothing to jump into or to be taken lightly. From experience we know establishing your goals and explaining how the process works saves you and us time in the long run. If you are willing to commit to us we will deliver outstanding real estate service. This is our passion!
